Waikoloa Village Inventory of Homes For Sale Slightly A Buyer's Market

Last month, I started looking at Waikoloa Village home sales from the viewpoint of inventory. When there is more than a 6 month supply of homes on the market it is considered to be buyer’s market and if it is under 6 months it is called a seller’s market. In looking at the inventory of Waikoloa Village homes for sale in February, the overall Village stood at a 7 month supply of homes with 54 homes available for sale.

This month, the inventory has dropped slightly as there are only 50 homes on the market at this time. Today’s supply of homes for sale in Waikoloa Village is now down to just 6.6 months. Still a buyer’s market…but barely.

This newly listed 3bed/2 bath home (MLS# 243167) is priced at $367,000—it features mature landscaping and vaulted ceilings, and as you would expect in this price range, it’s in move-in condition.

For entry level homes—those priced under $300,000—there was a large drop in the number available for sale. Currently, there are only 15 homes priced under $300,000, down from 20 homes last month. This brings us dead even at a 6 month supply of homes. So, right now it’s neutral in this price range—neither a buyer’s or a seller’s market.

One of the most popular price ranges is homes in the $300,000 to $400,000 range—these homes usually have a view, mature landscaping, and are usually in prime condition. Last month, this category was actually a seller’s market with only 15 homes listed for sale, which was only a 4 month supply.

This month had a drop of one home in the inventory, and with only 14 homes available, this is still a seller’s market at under a 4 month supply of homes. I’ll be back again next month to see if the trend of declining inventory continues in the Waikoloa home market.
