Waikoloa Colony Villas Condo Sales and Inventory (May, 2012)

Waikoloa Colony Villas: a Waikoloa Beach Resort gated community of 22 acres

At this time last year, Waikoloa Colony Villas was counting nine town homes sold since the beginning of the year with prices ranging from $230,000 (2/2) to $355,000 (3/2.5). This year is quite different with only one sale so far, unit #1902 (3/2.5) sold for $365,000 last March after 499 days on the market. However, the number of sales should be picking up since 7 units are in escrow. So, what’s left for Kohala Coast buyers to choose from?

It is not the first time that I have mentioned this unit in a blog since it has been on the market for 695 days. Originally listed at $524,000, this 3 bedroom/2.5 bath unit (MLS# 235650) is now offered at $399,000. All bedrooms are located upstairs, the kitchen and living area are downstairs, and the dining area gives access to a lanai. The sweeping views of the golf course provide the perfect private back drop to a relaxing vacation. Did I mention this property is in a vacation rental program?

In short, there are a handful of town homes at Waikoloa Colony Villas, and if you were thinking of buying the resort lifestyle at a short sale/distressed price it sounds like you missed the bottom. Now what?

Catherine, hard to believe there are 6 in escrow and only 3 on the market at Colony Villas. Our inventory overall is so small relative to demand!
