Waikoloa February Condo Sales Up in Price & Numbers

Condo sales for the month of February for Waikoloa saw a slight increase in both sales price and number of sales as compared to January sales. There were a total of 6 condos sold in February – up a bit from January sales of just 4 condos. Also, the average sales price was up to $167,788 as compared to January’s average price of $146,463.

By far, the most popular condo for February sales was Elima Lani with 5 sales. After many months of very few Elima Lani condos listed for sale, the project has come back as the most active complex in Waikoloa. At this time, almost half of the dozen condos in escrow are Elima Lani condos with prices ranging from $125,000 to $189,900.

Sales Prices Close to List Prices

Of interest, is the tightening of sales prices to listed prices. In February, actual sales prices, on average, were 93.5% of the listed price – showing there is not a great deal of room for buyers to negotiate prices. In fact, there was even one sale that closed at a higher sales price than the listed price. This is a sign of a strong market that will most likely continue to have an increase in sales prices.
