In today’s market, buyers are more conscious than ever about monthly costs and HOA fees are often at the top of that list.
Many assume that lower HOA fees mean sacrificing space, condition, or amenities. But that isn’t always the case. With the right approach, it’s possible to find well-sized condos with reasonable fees, especially in areas like Waikiki, where building types and management styles vary widely.
HOA fees in Waikiki can vary dramatically depending on the building, amenities, and how utilities are structured. It’s not uncommon to see monthly fees range from a few hundred dollars to well over $2,000. I chose fee simple ownership mostly to keep monthly fees less complicated, and I specifically looked at only 2-bedroom units for obvious square footage perks.

Not All HOA Fees Are Created Equal
Not all HOA fees are created equal. A lower monthly fee doesn’t always mean better value. It simply means you need to look closer.
When evaluating HOA fees, consider:
- What utilities are included (water, sewer, electricity, cable, internet)
- Whether there are upcoming special assessments
- The health of the reserve fund
- The overall condition of the building
- How proactively the association manages maintenance
In some cases, a slightly higher HOA fee may actually save you money long-term by preventing large, unexpected expenses.
HOA fees shouldn’t automatically discourage you, they should inform your decision.
A well-managed association is essentially sharing the responsibilities that single-family homeowners carry alone: maintenance, repairs, insurance, and long-term planning.
The key is not simply finding the lowest fee, but finding the best overall value for your lifestyle and financial goals.

Very good points for purchasing condo. A lot of buyers scary of the HOA fee increasing too fast.
