Wait, where’d the pool go?

The 6th floor recreation deck at Waikiki Banyan is closed for renovation, which means no pool, no children’s play area and no BBQs. It also means lots of noise, dust, dumpsters and construction trucks.

The project, which had been planned for several years and was awaiting permit approval from Honolulu’s Department of Planning and Permitting (DPP) finally kicked off in April, 2025.

At the time, the building management issued a statement letting owners and guests know that they should expect the project duration to be 10-14 months, meaning completion of approximately Feb through June of 2026. This comes at a time when building maintenance fees have increased dramatically due to unexpected increases in flood insurance rates forcing an assessment in 2025 and a potentially smaller one in 2026. With expectations of income loss due to the construction disruptions, coupled with the higher maintenance fees and assessments, many owners have decided it’s time to sell. As of May 29, 2025, there are a whopping 34 units listed for sale in the complex.

This may be a buying opportunity. Waikiki Banyan is an extremely popular destination for vacationers and second home owners from all over the world and it hasn’t been on sale in years.
