Villages at Mauna Lani Condo and Single Family Home Prices on the Rise

The Villages are truly an example of the shortage of inventory and demand for a well built home in a resort setting. While I have been predicting the market’s recovery for over a year, I did not expect to see it in quite the leaps and bounds we are already experiencing.

Apparently, the current low interest rates and perhaps the elections end, combined with the knowledge that we have hit bottom and are on the way up has been made privy to the sellers too!

Mauna Lani Villages Sales Stats

The last two Lehua floor plan condos (2,174 sq. ft.) recently entered the market at $810K and $799,900 and both are under contract! Prior to these new listings, the going price for a Lehua was $725K-$775K. That is more than a 10% increase. I represented the buyers on one of the pending sales, and can tell you it was a multiple offer situation; even at these prices.

Today a Maile, with a northern view of the Kohala Mtns and golf course, came on the market at $995,000. For reference – I represented the (very happy) buyers in the purchase of the same floor plan of the adjoined unit (duplex) in October, 2011 for $725,000! That is a 20% increase in one year.

Single family homes at The Villages

There are also two pending sales of single family homes along the golf course, also priced at $150K-$250K more than the past winters reported three sales of the same floor plans.

Great job of documenting just how shrinking inventory is translating into higher prices in yet another Kohala Coast resort community. It is going to be a very interesting winter season in our market.
