Ten-Acre Agricultural Lots In Hilo – Going Fast!

I rarely blog specifically about my own listings, but the six lots in the new Wilder Ridge subdivision in Hilo, each for sale for $275,000 list price, are dear to my heart for several reasons. In the first month since release to the MLS, three of the six lots are already in escrow to local buyers. Here is the scoop on these forested, agricultural lots in case you want one of the three remaining.

What I Love About the Wilder Ridge Vacant Lots in Hilo

I said there were several things I love about these vacant lots in Hilo.

The first is that the newly created subdivision was donated to Hawaiian Islands Land Trust, and proceeds will go to fund their conservation efforts. Hawaii Life is honored to be selected as the listing agent. Although technically not a part of our Conservation and Legacy Lands portfolio of properties, the Wilder Ridge lots do have koa and ʻohia trees that the seller is hoping all new owners will choose to protect as they sensitively develop their home sites.

The location of these lots is also one of the attractions for me. I happen to own a home myself in the Kaumana area, a couple of miles from the Wilder Ridge lots. I love the 1800ʻ elevation with its cool nights. It feels rural and serene, and yet all the facilities and amenities of Hilo town are a short drive away. Ocean views are visible from the access road, so once buyers clear their house site, they may find they also get those views.

More Reasons Why the Wilder Ridge Ag-Zoned Lots are Going Fast

The lots are perfect for a buyer wanting a sustainable lifestyle. Ironically, the County Department of Water Supply has a reservoir at the top of the subdivision, but cannot provide water service. Rainfall is adequate for catchment water. Electricity is available at Wilder Road if the lot owners decided to get together and bring it to the lots. But in my mind, why pay to bring in the most expensive electricity in the U.S. when you can go off-grid with solar instead.

With the agricultural zoning and the 10-12 acre size, a number of uses are possible, including farming or keeping horses or other livestock.

I think the final reason the lots are going fast is that they are affordable. Each lot is listed at $275,000 for 10- to 12-acres. Two of the three lots in escrow are being financed with construction loans, which means that by the time the buyers close, they will have building permits to begin constructing their new homes.
