Questions and Answers About Walaka Maui

Q: I saw your listing and wonder what else you tell me about Walaka Maui? Is it a good place to live?
A:  I can attest that it is an exceptional property, so much so that I bought a unit there a few years ago with intentions of one day moving there myself. My plans changed and I sold the unit but I can share that it was a great rental property in the meantime. In fact, my tenants loved the condo so much, they moved into another unit when their lease was up. And the previous tenant before them? She moved out because she bought her own unit in the building!  That’s a strong testimony to how great it is to live at Walaka Maui!

Renting as an Owner of Maui Real Estate

Q: You mentioned renting. I’m not quite ready to relocate to Maui but I intend to make the move in the next few years.
A: This is a residential complex that does not allow short-term vacation rentals. However, long-term rentals are permitted, in other words, a 6-month lease or longer. There are in fact tax benefits the county extends to owners who rent their properties for a minimum 1-year lease term. And once you are ready to move, you can enjoy Maui County’s lowest property tax rate and exemption as owner occupant.
Q: So there are just 18 units in the building, are they all 1 bedroom, 2 bathrooms?
A: Actually there is one unit, which was previously the developers personal unit, which is in the penthouse and it is the only 2-bedroom in the complex. So there are in fact 17 1 bedroom, 2 bathroom units at Walaka Maui!
Q: How big are the 1 bedroom units? I love that there have 2 bathrooms, one for guests.
A:  Yes, that’s right! These are big units that live like a 2 bedroom. They have 9′ ceilings, which adds to the sense of space. The square footage is close to the 2 bedroom condos we see in Kihei. In fact, put a Murphy bed in the living area and you can easily accommodate family and guests. Having the guest bathroom makes this a real comfortable option.
Q: Does the building have net metering?
A: Some individual owners opted for net metering when the building was built in 2005. Subsequently some owners added photovoltaic systems. It is not standard throughout the building but the option to add panels remains for those individual unit owners who have not yet opted for PV. This is a great savings on monthly electric bills which unit #301 enjoys with their owned net metering system.

Q: Is there garage parking at Walaka Maui? How many spaces are provided to each unit?
A: There are in fact just 4 units at the complex that have a garage space. However, each unit has 2 parking spots.
Q: And I understand there is basement storage, is this communal?
A: There are some units at the complex that have private entry to their storage area. For the most part this is an open area with caged sections for stowing beach gear, bikes and empty suitcases! There is a community access to the basement and each space allows for ample storage.
Q: Does the property have a pool?
A: You mean the big one at the end of the road? I’m joking! There is no pool, but yes, the ocean is just moments away!
Q: What are the HOA fees and what do they cover?
A: They are fairly reasonable at $593 per month for the 1 bedroom floor plan. This includes internet, cable, building maintenance, lawn care, trash collection, sewer and water.
