Stage Your Maui Home To Sell

Some things are worth changing. Like most things in life, there are things you can change and things you can’t.

So when thinking about listing a home or condo, start with thinking about what you can change. The “curb appeal” of your listing matters, and don’t let anyone tell you differently. As a seller, you want top dollar, right? Well, you can’t change your location. And you can’t change your floorplan or view…so why not take the right steps to create the best foot forward when you go to list?

Is your space cluttered? Does it need simple updating? Maybe the walls are dirty?

Or is the furniture something that you got handed down 10 plus years ago? The thing is you get one shot to get buyers in the door, and the appeal is what sells homes. Do they see your photos and think… “man I want to live there… or rent there if buying a vacation rental for income purposes…”  That first impression or first glimpse of what the consumer sees can make or break the buyer, or future booking make the call! ALWAYS hire a professional photographer. It’s worth its weight in gold. If you don’t, you will be paying the price. I promise.

I think if anyone has been following the “new trends” on HGTV or any design magazine, it’s pretty clear that light, bright and contemporary is the “it thing” and it seems to be staying.

Here in Hawaii, I think the days of heavy Hawaiian prints and rattan furniture are long gone, and the crisp, clean lines of the modern beach vibe are here to stay. Maybe its something as simple as new pillows for the couch or a new bedspread. No matter what the budget you have for this, I can help. I actually love doing it and have some great up and coming projects that I helped with to share a bit later.

My clients that bought this unit at Wailea Ekolu wanted a fresh new look, and I think we created that.

The unit that they purchased was dated. It slept only four people and had outside dining that was not ample for the size of the unit. Simple, easy steps. New drawer pulls, appliances, fans, pillows, and bedding! We took the larger of the two bedrooms and created space for 4 to sleep by ditching the twin beds and adding two full-sized beds. Took the heavy old drapes down and created a new look with some fabulous drapes and a curtain rod. They wanted to create a more modern look and got rid of the “Hawaiian themed” master suite furniture, as well as the art that was mismatched throughout the unit. We also upsized the washer and dryer because the unit now sleeps 6 comfortably.  The ocean view lanai now seats enough people to actually have a dinner party and enjoy those heavenly Maui Sunsets.
