South Kauai Real Estate Market: What’s Changed in June 2023?

For this week’s market update, we are going to review the June 2023 real estate listing and sales activity for South Kauai which includes Koloa, Lawai, Omao, and Poipu.

South Kauai New Condos for Sale

For our new active condo listings on South Kauai in June 2023 that are still available, we have four new condos that have become available all in the Kiahuna Plantation community which are leasehold properties. There’s a new two bedroom, two bath unit and a couple of one bedroom, one bath units. South Kauai Condo Listing and Sales Activity

For our June 2023 market snapshot of South Kauai condos, what we’re seeing is that new condo listings are actually up by 9% while sales are down by 50%. And we sold about 10 condos in June if 2023 and in the previous year we sold about 20 condos. 

We have an average price per square foot of $976 and this is up by 12%. The median sold price of condos is down by 26% with a $474,500 sales price. Lastly, we’re seeing days on market at 72 which is up 50%.

South Kauai New Homes for Sale

For our new active home listings on South Kauai in June 2023 that are still available, we have a variety of properties – one of which is in the Kukui’ula community that was listed for $5.3M. I also want to point out the duplex that is listed for $900,000 on Koloa Road. This is two units with each unit featuring two bedrooms and one bath. South Kauai Home Listing and Sales Activity

For our June 2023 market snapshot of South Kauai Homes, what we’re seeing is that home inventory has decreased. New listings from June 2023 are down by 65% and sales are down by 36% in the same period. 

The average price per square foot for South Kauai homes sold in June 2023 is at $661 and this is down by 58%. We’re showing $910,000 for the median sales price and this is down by 51% from the previous year. Days on market is up considerably, almost a thousand percent. We’re seeing 130 days on market right now, which last year at this time it was 12 days on market.
