For those of you who saw this episode of Hawaii Life on HGTV on January 12, you will recall that I was showing properties to David and Valori Lundstrom from Denver, Colorado. What a pleasure to work with them! We looked at several properties, three of which were chosen for the show. The Lundstroms settled on the Makakilo house with the pool even though it was quite a bit smaller than they had initially wanted.

Since the Show
Since we wrapped shooting of the episode, we became aware of a pocket listing in KaMakana at Hoakalei, a new residential golf resort that has several phases left to build, including hotel, promenade shops, and a recreation lagoon. It was a little larger, much closer to the beach, and only a few blocks from their new UPS store in Ewa Beach.
The 3 bedroom, 2.5 bath home with 1,688 interior sq.ft. had gorgeous upgrades, custom tone on tone paint, marble finishes, and a hot tub. After much consideration, Dave and Valori decided to go with the home in Hoakalei and made an offer before it even came on the market.
They purchased it fully furnished, which really worked out well for them since they chose not to ship their furnishings when they sold their Denver home. The asking price on the Hoakalei house was $655,000 and the Lundstroms were able to purchase it for $642,250.

Valori is still in Denver with the boys until Tyler graduates this June, then the three of them will join Dave in Ewa Beach for their new Hawaii Life!
Despite the long hours on location and several days of shooting, we all really had a blast working on this episode, and became fast friends. I actually do see Dave several times a week.
Oahu Inventory Increasing
While the Lundstroms were house hunting, we had a very limited inventory of homes to choose from at that time in their price range of $600k – $750k. Homes were going into escrow very quickly, and often with multiple offers. There was only one other home in the KaMakana at Hoakalei resort that was available in that price range.
The inventory has increased. There are now 9 comparable homes actively listed now ranging in price from $609,000 – $749,500. There have also been 8 very similar properties that have sold since September 2013 ranging in price from $585,000 – $759,000.
While we are still experiencing a very strong Seller’s market here on Oahu, it appears that the inventory is opening up a bit giving Buyers a little more time to find that perfect home and make an offer without feeling rushed. That’s good news for Buyers and Sellers alike!
