Resort Report – Mauna Lani Resort Condo Sales For April and May (2012)

Here’s the April and May update for condo sales in the Mauna Lani Resort:

What This Means

It’s interesting to note the similarities and differences between these graphs and the graphs just posted for the Waikoloa Beach Resort. The number of units sold is hanging in a low range in Mauna Lani whereas the same stat in Waikoloa looks stronger. But the median sale price has certainly broken out to a new range, similar to the graph of Waikoloa.

The significantly lower average sale price in Waikoloa probably leads to more activity. As of this writing, there are more listings in the Mauna Lani Resort (46) than in the Waikoloa Beach Resort (39), which is surprising, and may put more upward pressure on prices as we head into the busier summer months.

Actually the average price is $1,097,125, but the median price is $797,000, so some of the outliers really skew the prices. Of the 46 listings, 29 are under $1 million and 15 (almost 33%) are under $700,000 with a few in the mid to low $400,000 range.

Mahalo for all the good info, Dan and Marion! Seems like just a few months ago there were plenty of Mauna Lani condos in the under $400 range. That is history now! Exciting times!
