Quick Tips: How To Prepare Your Home For a Showing

Nothing is more stressful than putting your home on the market while you still live there. With listings hopefully comes showings, open houses, and broker’s opens. These are all things done in order to get the word out about the listing, and then hopefully the end game is an offer and closed sale. This is all extremely difficult for the people that live in the home on the market. Below are some tips to help make this process as stress-free as possible.

Some quick tips for sellers:

The property should be vacant for showings. One of the hardest things for a buyer is to have a showing when the seller is present. This is absolutely something that should be avoided and the sellers should step out.

The property should be neat, tidy, and uncluttered. Keep your house decluttered, put away personal items such as pictures, put away all valuables, so it’s ready to show.

Work with a good listing agent. A good listing agent can look at the property being listed and make some suggestions. Often as a seller and homeowner, you don’t see what the buyer or agent may see. It’s best to get a good listing agent that is not afraid to give some tips and advice. You only have one chance to make a good first impression and I have seen the smallest of things turn a buyer off.

Be flexible. At times, sellers request longer showing notices so they can get organized. Unfortunately, buyers, at times, have a change in plans and ultimately may request a short notice showing. As a seller, you are not obligated to show, but you never know if that is the right buyer, so you may need to be flexible if you want a sale.

Be courteous. As a potential buyer, it’s important to make sure this is really a house that fits your needs. Having to show, clean, and leave is a lot to ask of a seller, so it’s only fair that the buyer is serious and not just wanting to see how they decorated. If a buyer is just getting ideas, seeing how they designed, comparing to their house, a neighbor, or really has no interest in making a serious offer, then those visits should really be kept to open houses.
