2021 Year to Date Sales Strong at Puakea Bay Ranch

Sales activity over the past few years has been erratic at Puakea Bay Ranch. For example, after years of one or two vacant lots selling each year, none sold at all in 2018 or 2019. One lot sold in 2020; so far this year we have two parcels in escrow.

Several Puakea Bay Ranch owners have horses and barns; equestrian trails ring the subdivision.

With only 19 homes built at Puakea Bay Ranch, some years there are no listings at all. With the influx of buyers looking for larger homes on acreage in desirable locations (meaning oceanfront and ocean view with the security of a gated community), three homes sold in Puakea Bay Ranch in 2020 (including the oceanfront estate), and two have sold so far in 2021.

Prices are also up. A home that sold in 2020 for $1,700,000 changed hands again 14 months later for $2,450,000 with only modest remodeling in the interim.

There are still three ocean/Maui view vacant lots for sale at Puakea Bay Ranch, at prices ranging from $345,000 to $499,000. If you are thinking about buying land and building, keep in mind there is a plan review process and a minimum home size in this community.

The gated community to the south, Ranch at Puakea, also has lots for sale, including two stunning oceanfront parcels listed nearer to $4 million for over 20 acres each. Design review is less strict in this smaller community, and beautiful homes in different styles have been built by owners (none available for resale).

There is one new residential listing at Puakea Bay Ranch. The current owners have done tasteful updates to the kitchen, bathrooms, flooring, and entry of this well-constructed home.
