Princeville Estate on Four Gated Acres: Inside Ahonui Place

Every so often a property comes along that I would happily move into myself, and this Princeville estate at the end of Ahonui Place is one of them. Behind a gated drive, 3.96 acres open up beneath the kind of mountain views that make you stop mid-sentence, with trade winds and glimpses of the ocean horizon on the other side. Matt Beall and I have it listed at $5,700,000 (MLS 730763), and it is the kind of property that photographs well but lands differently in person.

A Princeville Estate Designed Around Its Views

The main house flips the usual layout. Living happens upstairs, where a great room joins the kitchen, dining, and living areas under vaulted ceilings. Glass opens straight onto a covered lanai above the gardens, so the views do most of the decorating. The upper level also holds a primary suite with an en-suite bath and walk-in closet, plus a dedicated office that makes remote work realistic rather than aspirational.

Downstairs, a second primary suite, a third bedroom, and a home gym open off a welcoming entry foyer. All in, the main house runs 3,331 square feet: three bedrooms, four baths, the office, and the gym. It was custom built in 2001, with additions through about 2023.

The Wellness Side: New Pool, Spa, Sauna, and Cold Plunge

Outside is where this Princeville estate comes alive. A new gunite pool and spa sit at the center of the grounds, with a sauna and cold plunge to round out the recovery routine. An outdoor kitchen and barbecue make it easy to cook and gather without stepping back inside. A covered lanai overlooks the yard, and a fire pit anchors evenings that run late. In total, there is 795 square feet of covered outdoor living space, so the outdoors works in every season.

Barn Studios and a Separate Guest House

Separate guest house

Beyond the main house, a converted barn holds three studio guest spaces and a half bath across 638 square feet. Spaces like these become art studios, writing rooms, home offices, or overflow space for visitors. Either way, the main house stays yours.

Privacy usually costs convenience, but not here. The property sits at the end of Ahonui Place on a gated private road, and Hanalei, Princeville, and Kilauea are each about a ten-minute drive away. That puts beaches, dining, farmers markets, and shops close at hand without giving up the quiet.

For context on how properties at this level have been moving, my look at the Kauaʻi luxury real estate market breaks down the $3M+ segment. And if you are earlier in your search, is now a good time to buy a home on Kauaʻi covers timing.

Come See It

The photos are a good start, but this is a property you walk. View the full gallery and details at MLS 730763, or reach out and Matt or I will set up a showing. No pitch, no pressure. If a North Shore search is on your list, this one is worth seeing in person.

Aloha,

Kristine
