Pineapple Hill Market Update: January 2017

January has kicked off 2017 with 4 new additions to the market in Pineapple Hill. That brings the total number to 18 active listings on the market as of 1/31/2017. Aside from the new listings, there was not a lot of action in the neighborhood this month. Only one price reduction, no sales, and no property’s status changed to pending.

Below are the new additions and changes I would like to bring to your attention.

New

334 Cook Pine Dr. (MLS# 372604) is new to the market as of 1/19/2017. It is priced at $2,747,000.

Also new to the market is 600 Silversword (MLS# 372660). It was listed on 1/23/2017 at a list price of $3,275,000.

After three and a half months off the market, 304 Cook Pine Dr. (MLS# 372366) was put back on the market on 1/2/2017 at a list price of $3,650,000. That is down from $3,675,000, where it was priced for 586 days.

After 643 days on the market, 228 Crestview Rd. (MLS# 372479) is active again as of 1/9/2017. It had been off the market for 31 days. This property is priced at $3,995,000.

Price Reduction

620 Silversword (MLS# 371720) had a price reduction on 1/18/2017; the asking price is now $2,995,000. That is down from $3,095,000 most recently, and its original list price of $3,595,000. It has been on the market for 244 days.
