Pineapple Hill Market Update: December Sees Some Activity But No Sales

As the year came to a close, there was one new addition to the market in Pineapple Hill. This brought the total of active listings to 15…for about 8 days. But as the clock struck midnight and the New Year rolled in, one listing expired. The expiration brought the total number of active listings back to where it started the month of December at a total of 14. In addition, there were a few price changes both up and down. There was also a property that went to a pending status, but then returned to the market as active.

Monthly Activity

Let’s take a look at the activity for the month of December:

1206 Summer Rd., which arrived on the market on 12/23/2015, is the only new listing in the neighborhood for the month of December. It is a 4 bed/4.5 bath, 3,636 sq. ft. home. It is priced at $2,999,000.

330 Cook Pine Dr. had a price change on 12/3/2015, down $300,000, bringing the price to $2,500,000. Shortly thereafter, it had a status change to pending on 12/12/2015 and then it was returned to the market as active two days later. It is still listed at $2,500,000.

108 Woodrose expired on 12/26/15. It had been listed at $2,795,000. It has since been placed back on the market, down $100,000, at a reduced price of $2,695,000.

The property with the most activity this month was 116 Pulelehua St. It started the month of December with a list price of $3,475,000. That price was reduced by $200,000 to $3,275,000 on 12/7/2015 at 9:53am. By 11:33am of the same day it was reduced by another $276,000 to a list price of 2,999,000. Two days later, 12/9/2015, the price was reduced again to 2,899,999. At this point the listing price had been reduced by $575,001 since the start of the month. Now we jump forward 12 days to 12/21/2015 for another price adjustment. The new listing price is up $795,001 from $2,899,999, or $220,000 up from where it started the month at $3,475,000, to arrive at a final listing price of $3,695,000.

2015 Sales

In closing, there were no sales in Pineapple Hill within the month of December, but overall 2015 brought 7 sales. That is up from 5 sales in 2014.
