Pineapple Hill December Market Update: 2016 Sees Action

As 2016 came to a close, the month of December brought two more sales to Pineapple Hill, bringing the total sales for the year to 9. That is up from 7 sales in 2015 and is the most sales in one year since tying 2010 (9) & 2005 (9), and second only to 2004 & 2000, which both had 11 sales. There were also some new additions this month as well.

Below are the changes and details I would like to bring to your attention.

New

After being taken off the market last April, 800 Jacaranda Way (MLS# 372105) came back to the market on 12/9/2016. It is priced at $2,310,000.

610 Silversword Dr. (MLS# 372299) is new to the market as of 12/22/2016 at a listing price of $2,650,000.

Price Reduction

342 Cookpine Dr. (MLS# 369994) had a price reduction of $100,000 and is now priced at $3,295,000.

Sold

233 Crestview Rd. (MLS# 370861) was originally listed on 4/23/15 at a price of $3,290,000. After two price reductions that brought the listing price down to $2,750,000, it closed on 12/15/2016 with a sales price of $2,600,000.

404 Monarch (MLS# 370748) Closed on 12/22/2016 after being on the market for 112 days.the sales price was $2,050,000 down $100,000 from the most recent listing price and down $445,000 from its previous listing price when it was on the market for 511 days.

Cancelled

228 Crestview Rd (MLS# 364241) is now off the market. It was cancelled on 12/8/2016 after 643 Days on the market; it had been priced at $3,995,000.
