Pineapple Hill Market Update: 2016 Off To Great Start

As 2016 gets underway, the first two months are off to a great start for the real estate market in Pineapple Hill. So far this year there is one property that has sold, and as of the end of February, two more are pending. That’s a much quicker start than 2015, when the neighborhood didn’t see its first closing until mid-March.

Market Activity

Here’s a look at the activity for January/February:

Let’s start with what sold:

After a journey that started on 12/16/2014 at an original list price of $3,650,000, 330 Cook Pine Dr. went pending on 1/18/2016 and closed quickly on 2/5/2016 at a sales price of $2,200,000.

On to pending:

710 Fairway Dr. was the first new listing of the year, 1/13/2016, priced at $2,350,000. As of 2/15/2016, it is pending after a quick 34 days on the market.

101 Pulelehua had its status changed to pending on 2/5/2016. It came on the market on 3/27/2015 at an original list price of $3,650,000. After a few price reductions bringing it down to $2,950,000, it is now pending as of 2/5/2016.

As for new listings:

1212 Summer Rd. is back as of 2/2/2016 after being taken off the market five months ago. It is currently listed at $6,300,000, down $400,000 from its previous listing price.

118 Pulelehua was a new listing in January. It arrived on the market on 1/16/2016 at a price of $3,775,000, and after a short nine days its status changed to cancelled/withdrawn and was taken off the market.

The latest arrival to the market is 214 Crestview Rd. It joined the group of active listings on 2/29/2016 at a listing price of $2,795,000.

Price reductions:

After almost three months on the market, 342 Cook Pine Dr. was reduced to $3,495.000 on 1/25/2016. That is down $200,000 from its original list price.

116 Pulelehua also had a price reduction down $100,000 to $3,595,000 on 1/22/2016.
