Pili Mai Offers New Construction in Poipu for Under a Million

It is no surprise that Pili Mai, the Brookfield Development in Poipu, is selling at a record pace. It is meeting the pent-up demand on Kauai’s south shore for new construction homes with modern amenities. New construction has been limited everywhere on the island, but with Pili Mai, there is finally an option for buyers interested in attached garages and air-conditioning — for under a million dollars. People are jumping at the opportunity. And if you think you might be better offer waiting for the next release of new construction in Poipu — beware, you may be waiting quite a while. According to the sales team at Pili Mai, this project is almost 30 years in the making!

Not only do the luxuriously appointed condominiums come with air conditioning and private garages, but they also exemplify some beautiful aspects of modern design, such as the open concept great room with kitchen island for gathering. Even in the smaller floor plans, there is plenty of room for gathering, including dining spaces to accommodate large tables and covered lanais for outdoor entertaining and enjoyment.

The luxury condominiums are laid out in horseshoe-shaped buildings to maximize privacy and allow for a feeling that is more aligned with single family homes. The plans maximize open concept living space and outdoor living on the lanais that face outward on the exterior of the horseshoe-shaped buildings. Most have either a mauka (mountain) or makai (ocean) and golf course view. The golf-course ocean horizon view units fetch the most premium of prices, but offer gorgeous sunset views, particularly in the winter months. However, the mountain views are still beautiful to look at. The garden island has so much beauty to offer almost everywhere you look, and in reality, you are never too far from the ocean.

Pili Mai is currently under construction. 6 of 15 planned phases are complete. With each new phase unveiled, there is an anticipated bump in price.

If there is any negative feedback I have heard about Pili Mai, it is that it is not as close to the ocean as some of the other condominium units in the Poipu area. This is true, if you consider 1/2 mile to the beach too far. One of the things I love about Poipu is how flat it is. It is perfect for walking and biking. Some people might prefer a more dated condominium that overlooks the ocean, which I can understand, but they will also pay higher HOA dues. One of the perks of being a little further from the shoreline is the benefit of lower insurance premiums. Insurance companies see it as less likely to experience a flood incident. This is also a great spot to park your car in the garage and ride your bike to the market and beach. It is close enough to the ocean that you can get there in minutes. Yet, when you do head back to your condo, it feels like the kind of place you can call “home.”
