Pauoa Beach Condos For Sale

The Na Hale Cottages at Pauoa Beach are changing ownership. Three of the pod-style homes have recently become available with two already under contract. The two bedroom #8 (MLS# 235709) is again available.

I recently had this short sale property under contract, but once my buyer clients flew in to inspect this double master suite home more thoroughly, they decided on a home in the Uplands at Mauna Kea which had just come on the market instead, as they determined they needed more space for their dogs.

The available Na Hale home is the only 2 bedroom of the condominium group of nine homes. It is interesting that there is a homeowner’s association for the Na Hale group of homes in addition to the Pauoa Homeowner’s Association.

The combined total of dues for a property owner in the Na Hales is approximately $400+ monthly (based on size) in addition to the somewhat hefty monthly dues of $2,400 for the Pauoa Assoc. for a monthly total of $2,900. While low density is fabulous, it comes with a price.

The amenities and the location, however, are what sell these homes! This is a true oceanfront development of only 40 homes between the Fairmont Orchid and Mauna Lani Bay Hotels with gorgeous Maui views from the exclusive open air clubhouse and infinity pool. The grounds, lockers, spa, sauna, and workout center are undoubtedly the best equipped and maintained in the entire resort!

Having gone through the short sale process once already on this home, I do have valuable information as to what it will take to make this fully furnished property yours! The difficult part in showing this home was the availability between vacation rental guests. The rental income is very good and the unit is nicely furnished also.

Again…as with all Mauna Lani ownership, the Advantage Membership is available upon application, affording discount fees for golf and various spa and restaurant locations as well as access to the beautiful Mauna Lani Beach Club.
