I used to blog about Haliʻi Kai, the oceanfront condo community at Waikoloa Beach Resort, at least a couple of times a year. Then after the post-pandemic feeding frenzy, there was so little for sale, it became hard to devote an entire blog post to just one resort condo complex.
News flash: this year we continue to see good sales activity and a handful of new listings dropped in the past couple of weeks, so I have news and opinions for you.

Sales Activity 2024 and 2025 YTD for Haliʻi Kai at Waikoloa Beach Resort
Last year there were eight sales at Haliʻi Kai. The lowest price paid was $1,325,000 – and two of the ground floor 2 bedrooms along the golf course sold for that price. The same floor plan on the oceanfront sold for $1,800,000 – indicative of the premium for the three buildings at Haliʻi Kai that are directly facing the ocean, with only lava in between.
The highest price paid – $2,100,000 was for the largest floor plan, a 3 bed/3 bath townhouse in Building 12, nearest the oceanfront Club but with a view of the ocean across the golf course.

So far in 2025, we have seen four sales and another unit currently in escrow – so sales are on track or above the pace of 2024. Sales prices also appear steady, with offers close to asking and offers within a few days of listing.

Could It Be a Good Time to Buy at Haliʻi Kai?

Ocean view, sunsets, and whale watching from your lanai – Halii Kai 11A offered for $1,795,000
There are currently eight active listings at Haliʻi Kai, representing all four Haliʻi Kai floor plans, and a variety of locations and views (none of the coveted direct oceanfront units are currently available for sale).
- Three of the listings are the smaller ground floor two bedroom units. All three are priced in alignment with the 2024 and 2025 YTD sales of similar units. The two asking essentially $1.4 million are not currently in a vacation rental program and the one asking $1.5 million has an STVR license and bookings in place. For an extra $100,000 you get those bookings and a view of the golf course with a peek of the ocean from the lanai, rather than Coconut Grove garden view. My pick: Halii Kai 5C.
- If you want the larger second floor two bed/2bath unit on the golf course with an ocean view, I am partial to Haliʻi Kai 11A, listed for $1,795,000. This is another one you will have to schedule to see around a hefty book of future vacation rental reservations. I confess I have a long history with this unit dating back to its original owners who purchased in 2007 when I was working for the developer…even the accent wall painting was my suggestion! Asking price is only 13.5% higher than the 2007 sales price – which was an unfurnished price with no rentals in place.
- If you want a 3 bedroom unit on the ground floor, there is one available in the Coconut Grove with upgrades and a vacation rental license, Halii Kai 22H is your perfect match.
- The larger of the two 3 bed/3 bath gives you two options. I keep mentioning the “Coconut Grove.” That is the garden view area close to the entrance, tennis court and half basketball court. If you will likely spend a great deal of your time enjoying the pool, hot tub, exercise room and restaurant on the oceanfront, you might not need to pay the premium for an ocean view. In that case, Haliʻi Kai 23G is your unit. If you have the wherewithal and desire to pay the premium for ocean view, then you want Haliʻi Kai 10G. Asking $2.2 million for year-round sunsets and whale watching in season from either the great room or primary bedroom lanai. (Your comps on this one are last yearʻs sale in Building 12 and this yearʻs sale in Building 7, so a little room in the price.)
Remember – the three most important factors in real estate are location, location, location. I keep coming back to Haliʻi Kai.
