North Shore Maui Oceanfront Real Estate Report

You have visited Hawaii, spent time here, and now you’re ready to make a commitment to visit (or move to) Hawaii more often. As many people do, you opt to purchase real estate on Maui. If you have decided on the North Shore, how do you navigate through the many oceanfront or beachfront properties available? This requires a substantial amount of research to be certain that you are getting the best of what is available. Pros and cons, historic prices, trusted referrals, consultants, etc.


You’re busy at work and want to be on vacation when you get to Maui. Let’s take a look at the current market together while I share decades of Maui knowledge for you to benefit from.

Available Properties

If I was buying North Shore Maui oceanfront property, where would I start? There are currently 14 ocean and/or beachfront properties on the active real estate market between Maliko Gulch and Kanaha Beach park (conveniently the SUP, OC1 world-renowned downwind course). To make it fun, and since I already live here on the North Shore, I will do the exercise (no pun intended) for you from a downwinder’s perspective.

Kuau Point

1) 131 Aleiki Place: (MLS# 365110) The first home you will come to is in Kuau, next to Mama’s Fish House on the beach of the coveted Mama’s Beach and protected pool. This is a generous sized home at over 3,500 sq.ft. Most bedrooms are ensuite and have access to the outside.

Beautiful, open kitchen looking out over the ocean with 2 master suites with separate stairways to the left and right of the living room. The main view faces Northeast toward Hookipa and steps down to Mama’s Beach for morning playtime. It does face the wind, so there are some exposed areas from the trade winds.

2) 61 Aleiki Place: (MLS# 367321) Just around the corner is a vacant lot with phenomenal views of the West Maui Mountains, down to Outer Sprecks, overlooking Tavares Bay and Noriegas. The lot is very private with lush landscaping on the perimeter. It is all flat and useable, ready for the new owner to design and build their ideal Maui home. The view is out of the wind.

Property has natural rock beach and boulders to maintain the land from most erosion events.

Kuau Bay

3, 4) 22 & 23 Wa’a Place: Nestled in the smaller, protected side of Kuau Bay are the 2 phenomenal neighboring homes at 22 and 23 Wa’a Place, each sitting on over 1 acre with each having over 6,000 ft. of interior area.

Each have oceanside pools overlooking a small beach out toward Noriegas. The bay is very calm and makes for easy entry for a surf or swim.

These are the 2 newest homes on the market on the North Shore. A buyer will get this house on the North Shore at a third of the price of what it would be in Wailea or Makena…and you get the North Shore ambiance.

23 Waa Place Serenity Now (MLS# 368636)

Only cons are that the buyer will want to love the home. They are too valuable to rebuild a new home now if you don’t love the amenities. Views are straight out to Bay and some Moloka’i.

Tavares Bay

5) 569 Hana Highway: A few doors down is a rare find. Many people feel that this is the best available. I agree (also my listing) that 569 Hana Highway is the best one on market. This property boasts a 1930’s Plantation Manager Charmer complete with high ceilings, oversized rooms, sprawling lawns, orchards, etc.

Known as Homelani, this home should be restored to its former grandeur, expanded if needed, or moved if the new buyer is interested in pursuing their dream home. Many many options here: Zoned for 7 houses on over 1 acre of land. I have a vision of about 3 homes maximum to keep the land’s natural appeal. 282′ intact 1940’s post tsunami seawall that would easily cost upwards of $1 million to build if even allowed. “They don’t build them like this anymore.”

Solid concrete and stone seawall allows for a generous building setback on the ocean side of the property for any needed redevelopment. This allows for a gracious front yard while giving ample room for any dwelling. See other posts for this property.

Rare, rare, rare to have a surf spot in the front yard, gate and steps to a rocky sandy beach, mature avocado, mango, citrus, breadfruit trees in the orchard and the verdant lawns overlooking Tavares Bay, West Maui Mountains, Moloka’i, etc. (Superior views, orientation protects view side from the trade winds.) Some road noise that will be minimized with the addition of a barn/ water toy building and hedge or privacy wall similar to those at Waa Place above.
