New Development: The Cottages on Aliʻi Drive

The model homes at The Cottages on Aliʻi Drive opened a couple of weeks ago. I had been wanting to visit and since I was showing condos along Aliʻi Drive to buyer clients, I suggested we stop by to get a comparison point of single-family homes in the same price range. This is the latest Hawaii Island project from Stanford Carr — and it says a lot that the sales team I worked with on multiple developer sales through the years at Kulalani at Mauna Lani is still in place, staffing the sales office at The Cottages on Aliʻi Drive.

Cottages on Aliʻi Drive: New Single-Family Home Community in Prime Kailua Kona Location

This new Kailua Kona subdivision is located on the mauka (towards the mountain) side of Aliʻi Drive, the road that travels along the coastline from Kailua Pier heading south past historic sites, homes, condominiums and hotels. Although the terrain is relatively flat so these homes are unlikely to have ocean views over the Kona by the Sea condo complex on the ocean side, you would be a short walk or drive to the beaches/surf spots of central Aliʻi Drive. The Aliʻi Gardens Marketplace is located adjacent on the south side of the cottages, so you can “shop, eat, and relax” as their Facebook page suggests. To the north are the Aliʻi Lani townhomes, popular for full-time residents, snowbirds, and long term rentals.

Eventually the community will have 58 built homes. At this point only the model homes have been constructed, so as one of the first buyers you have a greater choice between models and locations. Each lot already has one of the plans designated, to create a more organic feel by mixing the two architectural exterior styles (plantation and craftsman) and home plans.

The interior finishes match the exterior style, and is typical of Stanford Carr homes, the developer offers quality appliances and finishes with upgrades available. Touches I liked included the cabinet-faced refrigerator and the quartzite countertops in the kitchen, and I actually took a photo of the walk-in shower in one model home for my own bathroom remodel project.

More information is available on the Cottages at Aliʻi Drive website, but I would be happy to talk you through it and compare with other options you might be considering. It is always a good idea to have an outside agent representing you when you buy pre-construction, especially if you choose those of us who also have done developer sales and have insight into the process.
