While automated comparative market analysis (CMA) reports are a good starting place, in my experience, they do not take every factor of a property into account. No formula can accurately calculate details such as the view, location, interior design, custom details or landscaping.

A Custom Approach

As a result, I find that taking a customized approach to each of my listings is best for achieving great results. Along with taking the property’s CMA into account, I spend time at the property, compare recent sales and active listings in the area, and make sure to factor in key features that increase a home’s value.

Location and Amenities

Pools, elevators, solar arrays, water features, and additional special amenities all contribute to determining a fair price for your home. Location also plays a huge role in this. For example, is it oceanfront or perfectly perched on a hillside, is it located in a private club community, is it situated for a spectacular view, is it blissfully remote or conveniently located to all local attractions and community services? The answers have a big impact on the appropriate asking price.
