Million-Dollar Price Reduction on 49 Black Sand Beach Home

The Broker’s Open last month apparently did not do the trick, so last week there was a $1 million price reduction on “Hale Ohi’a,” the second-most expensive home currently listed in the Mauna Lani Resort’s exclusive 49 Black Sand Beach community.

There are currently only four listings at the Mauna Lani Resort priced over $5 million, and three out of the four are at 49 Black Sand Beach. The two most expensive have both taken price reductions, which is not surprising as there have been no sales in that upper price range at Mauna Lani so far this year, while two 49 Black Sand Beach residences sold in the same period of 2010.

What is there to love about this home?

  • Space and floor plan made for sleepover guests. Most second-home owners do their entertaining for guests who have traveled with them…and this home has four bedrooms in the main house, an ohana that I’d be happy living in full-time, and a sixth bedroom suite above the garage perfect for teenagers, your bachelor uncle, your personal chef, or your bodyguard.
  • Designed for entertaining. The living spaces are playing spaces. A wide-open floor plan with great flow and yet separate areas for different activities: a game room with billiards table, a media room, the requisite pool and spa, a kitchen and dining room up to the task of major dinner parties…and a switch that turns on all the lights needed for a party with one flip!
  • Refined island-style touches. Some interiors are a bit heavy-handed when it comes to Hawai’ian-style, but in this home, it all works, from the ohia wood posts to the lava rock water feature and the coolest Deb Thompson mural I’ve seen yet.
  • Privacy. The thing about 49 Black Sand Beach is that these are long narrow strips with their short end at the oceanfront where the cool amenities are located. There is also a good and not-so-good side of the street. Whereas this home has plenty of landscaping that’s been allowed to grow to hide it from curious eyes and a view across the golf course to the ocean, homes on the other side of the street face the moderately-priced Golf Villas condos…and oceanfront homes anywhere on the coast would have a parade in front of them, as all of the shoreline is part of the Ala Kahakai trail.

Let’s put it this way…the big turnout for the broker’s open was undoubtedly as much because of curiosity about the celebrity owner’s lifestyle as because the 30-odd agents had clientele for whom they were previewing.

The house works well for a celebrity…but also works well for any buyer who plans to travel with friends, family, or business associates and wants to have access to the private amenities of the 49 Black Sand Beach Club rather than driving to the Mauna Lani Beach Club or public beaches. It isn’t just a celebrity house, it’s a great resort property. Period. I sold this owner’s previous Big Island home, so I’m calling dibs on the buyer for this one!

Beth; as always you are in the know when it comes to luxury residences along the coast line. Black Sands Beach has it beat hands down over Pauoa or even Mauna Kea in my opinion.

This house was particularly appealing to me for it’s beautiful “chalet style” architecturally as well as the fantastic gourmet chef’s kitchen!

The guest house…yeah I could live there too if they would let me!
