Mauna Kea Resort September Market Update

68 Luxurious Beachfront Condos within Mauna Kea Resort Slated for Summer 2020 Completion

The former oceanfront north tower of the Westin Hapuna Beach Hotel (pictured above) is currently under construction while being converted into 68 luxurious beachfront condominiums. September Sales

There were two closed transactions within Mauna Kea Resort in the month of September.

Mauna Kea Realty represented the Buyer of Fairways North #9, which sold in early September for $2.525 Million. The single level, Lucky Bennett custom design has a large master suite with sitting room, family/media room, private office, and takes its ocean/coastline views over a private park with water feature. New On The Market

Three properties were recently listed within Mauna Kea Resort, including a single-family home in the Fairways South and a duplex Villa located within Wai’ula’ula. Local Trends

HOSPITALITY BOOMS ACROSS WEST HAWAII 

The final month of summer treated Hawaii Island hoteliers well. “August was our best month we’ve had in a long time, and the numbers even beat 2017 August numbers,” said Ross Birch, executive director of the Island of Hawaii Visitors Bureau. Occupancy island-wide was 80.9% during August with the Kohala Coast reporting 84.3% of rooms on the Gold Coast occupied during the 31-day month. Last year, just 69.1% of rooms were filled on the island, with the Kohala Coast area faring worse with an occupancy rate of 63.3%, down from 2017 when both areas reported occupancy at 72.6%. Occupancy island-wide during the first eight months of this year was 78.3% compared to 78.2% in 2018, according to the HTA. On the Kohala Coast, that rate was 79.3% and 73.2%, respectively. “We’re actually pacing ahead of 2018 year-to-date. I think August is the month we actually passed last year’s year-to-date totals,” said Birch. The numbers are also up from 2017, when year-to-date occupancy was 75% for both the island and Kohala Coast area. (Source: www.hawaiitribune-herald.com)

THREE-WAY AIRLINE COMPETITION FOR SAN JOSE – HAWAII FLIGHTS HEATS UP 

The lure of Hawaii for South Bay vacation travelers and the fight among three airlines to make money serving that market has taken another turn, with a trio of airlines expanding their service or launching new offerings to the islands from Mineta San Jose International Airport. Two of the three airlines maneuvering in the market, Southwest Airlines and Alaska Airlines, already carry two-thirds of all passengers at Mineta San Jose International Airport. The third, Hawaiian Airlines, also serves SJC.

Southwest filed schedule changes today for San Jose and Oakland that will increase service from both cities to Kona and Lihue (Kauai) from three or four weekly roundtrips, depending on which Bay Area city, to daily roundtrips effect March 8, 2020. Southwest, which announced in the summer that it would expand its Hawaii service from two to four islands, also moved the start date for that change from January to next month.

And five days after Alaska announced that it was dropping its service between San Francisco and Sacramento to Kona, one of the Big Island’s two major airports, the airline has filed schedule changes to increase its Kona service from San Jose and San Diego.

Hawaiian Airlines, meanwhile, two weeks ago, announced San Jose as a test market for a new, lower fare level called “main cabin basic.” (Source:www.bizjournals.com)
