Before we jump into the Q1 2026 numbers and market trends, I wanted to share a few exciting updates on the extensive $200M remodel at Mauna Kea Resort. The brand-new destination spa is now open, and the new full-service salon, scheduled to open later this year, represents the final phase of the project. The spa is a luxurious, wellness-focused retreat featuring 11 state-of-the-art treatment rooms and a comprehensive range of services designed to support physical, mental, and emotional well-being. The newly built oceanfront fitness center and adult lap pool are now open (pictured above).
As we move into Q2 2026, the market isn’t slowing; it’s sorting itself out. Most of the sales data across the Kohala Coast shows increases in the number of sales, overall sales volume, and average sales prices. However, there are clear signs of a more selective buyer pool. Inventory for single-family homes is up approximately 15% compared to Q1 2025, with average days on market up 12% compared to Q1 of last year and months of inventory (based on closed sales) up 19%. Condo inventory is up about 5% compared to Q1 2025, with average days on market up 4% and months of inventory (based on closed sales) up 15%. As average and median prices continue to climb, we are seeing more price reductions, indicating buyers are becoming more disciplined and less willing to pay record price-per-square-foot for properties that don’t clearly justify the premium.
Looking at the Mauna Kea Resort specifically, the number of sales in Q1 2026 decreased 18% year-over-year, but the average sales price increased 17% to $5.41M, the highest averages on record for the resort. Total sales volume was essentially flat year-over-year, which tells us that while fewer properties sold, the properties that did sell were higher priced. Compared to the 2023–2024 period, both average price and total volume have risen dramatically, showing continued strength in the luxury segment despite lower transaction counts.
Across the Kohala Coast, the broader market shows momentum, particularly in the luxury tiers. Sales above $1M increased 17% year-over-year, sales above $3M increased 15%, and sales above $10M saw a notable jump, tripling from one sale to three sales year-over-year. The average sales price across South Kohala rose to $1.99M, up 12% year-over-year, while total sales volume increased 25% to $212M. When looking at the trend over the past several years, the Kohala Coast market has more than doubled in total volume since 2023 and average prices have nearly doubled since 2020, highlighting the long-term upward trajectory of the market despite short-term fluctuations in the number of transactions.
The overall trend we are seeing is a market with rising inventory, rising prices, and rising volume, but with more negotiation, more price reductions, and more selectivity from buyers. In other words, we are transitioning away from the aggressive seller’s market of 2021–2022 and into a more balanced market where pricing strategy and property quality matter more than ever.
