The first half of 2025 has brought a noticeable cooling in the broader Big Island residential market compared to the same period in 2024, offering buyers more opportunities while nudging sellers to recalibrate expectations. In West Hawai‘i, through mid-year 2025, 613 homes have closed, a 7.4% decrease from the same period last year. Active listings on the west side of the Big Island have surged to 620 properties, up 63.2% from 380 last year. Homes are also spending longer on market, an average of 81 days compared with 62 days in the first half of 2024, a 30.6% jump, underscoring that buyers are taking their time and sellers may need to be more patient.
Looking specifically at Mauna Kea Resort through the first two quarters of 2025, activity remains robust. There were 20 closed sales, a 5% increase over the 19 recorded in Q1–Q2 2024 and more than double the nine sales seen in the same period of 2023. The average sales price climbed to $5.38 million, up 24% year-over-year from $4.34 million, and total sales volume reached $108 million—32% higher than last year’s $82 million. This combination of rising prices and steady sales suggests that well-positioned luxury properties continue to attract deep-pocketed buyers despite the broader market’s softness.

In South Kohala—encompassing Mauna Kea Resort, Mauna Lani Resort, Waikoloa Beach Resort, and Waimea—patterns are mixed depending on price point. For homes selling above $1 million, there were 107 closings in Q1–Q2 2025, a 10% drop from 119 last year, whereas sales above $3 million ticked up by 8% to 27 transactions (versus 25 in 2024). Average closing prices across all South Kohala properties rose 7% to $1.789 million, compared to $1.676 million a year ago, even as total dollar volume dipped 4% to $356 million (from $370 million).
Taken together, the data reflect a market in gentle transition: overall demand has softened, inventory is building, and days on market are lengthening, but select segments, especially ultra-luxury, remain competitive. Buyers now have more leverage, and sellers are wise to price and position their homes in line with evolving conditions.
Looking ahead to Q3, buyers and sellers may need to make mutual concessions in order to get deals across the finish line. While activity slowed toward the end of Q2, we expect both sides to continue adjusting to current market conditions. With price sensitivity remaining a key factor for buyers, motivated sellers in some areas may need to consider price reductions to remain competitive as we progress through the third quarter.

Update on the $200-Million Revitalization of Mauna Kea Beach Hotel
The resort’s renovation is taking place in two phases:
- Phase One renovations at Mauna Kea Beach Hotel are now complete, and the Main Tower has reopened following an extensive refresh of its guest rooms, suites, main lobby, retail shops, and the Mauna Kea Market. Phase Two of the renovation will include the accommodations in the Beach Wing, spanning four floors, all with spectacular ocean views, along with the addition of a new fitness center, spa, and adults-only pool. Work on remodeling of the Beach Wing began in February 2025 and is expected to take approximately 6–7 months.
Dining During Renovation:
- Number 3: Closed indefinitely during the renovation.
- Manta & Copper Bar: Renovations are now complete, and both venues are fully open for reservations.
- Hau Tree: Open for service as an open-air restaurant, while its kitchen and bar areas undergo renovation.
Additional Updates:
- Resort Pools: The resort pool is currently being upgraded, with enhancements including an expanded chaise lounge area and a newly relocated jacuzzi. The new jacuzzi will offer a front-row view of Kauna‘oa Bay from its spot near the Family Pool. A new infinity-edge lap pool will also be added to the wellness center in front of the Main Tower.
