Mauna Kea Resort July Market Update: Kohala Coast 2022 Mid-Year Sales Statistics Enclosed

It remains evident that the high-end of the real estate market on the Kohala Coast is strongly influenced by desire and location, rather than cost and affordability. In the first half of 2022, we saw 54 closed transactions within Mauna Kea Resort totaling over $188M in sales volume which represents an 69% increase in sales volume from the first half of 2021 when we witnessed 39 sales making up $111M in sales volume, and a 219% increase in sales volume from the first half of 2020 when there were 20 recorded sales for $59M in volume.

The strong 2022 mid-year outputs below elucidate the unprecedented levels of demand in our market. We do not foresee a slowdown in demand in the Kona-Kohala Coast market segment, however Mauna Kea Realty’s inventory of available properties within Mauna Kea Resort and along the Kona-Kohala Coast is very low. This is an opportune time for owners who may be considering selling to take advantage of a strong and bullish market.

June Sales

There were 13 sales within Mauna Kea Resort in June of 2022.

On the ocean side of the highway at Mauna Kea Resort, a home located in the Fairways South that was built in 1984 sold in early June for $3.095M. Mauna Kea Realty represented the Seller and worked directly with the Buyer.

Furthermore, Four (4) units at the Hapuna Beach Residences sold at a median price of $3.9M.

The Hapuna Beach Residences at Mauna Kea Resort are 68 whole-ownership condominiums ranging from one to four bedrooms in a variety of floor plans — some with pools, all with incredible ocean and coastline views located within a stone’s throw to one of the most beautiful crescent white sand beaches in Hawai’i. At this time, there is only one (1) 1BD unit being offered for resale within the development.
