Upcoming Events
I had the honor of meeting and hosting Kala’e Parrish for a small test for a Hawaiian Arts preservation non-profit we are working on. He will be playing June 19th at the Maui Songwriters Festival. Kala’e Parrish, half of a duo with his wife Kalenaku, are known for their heartfelt Hawaiian contemporary music, blending traditional and modern styles, and have been recognized with multiple Nā Hōkū Hanohano Award nominations for their outstanding contributions to the island music scene.
He is amazing and I am a better human for getting to meet him. If you have the chance, get your tickets. Stay tuned for more, better recordings on this special Non-Profit that will touch so many of us.
Anything Else This Weekend or Next?
I am always looking to promote other weekend activities for Maui organizations. If we are missing anything, drop me a line any time for future happenings. Mahalo!!!
Real Estate
Market Update
Uncertainty continues with Real Estate as non-residential owners are beginning to look elsewhere and regulations are hastening the process for them. Savvy Buyers have been identifying and scooping these opportunities. Will you be ready to buy? Many buyers are getting prequalified for loans now in anticipation of the market improving. Investors are refinancing to use equity lines to make cash offers which appeal to Sellers in multiple offer situations or using 1031 funds that have to be earmarked for real estate purchases. I love having 1031 Buyers on my clients’ listings. Have questions to help you prepare? Let’s get our checklist together.
Latest Maui Figures
As of May 28, Maui County has 258 pending transactions out of 1919 total for 13.4%. Continuing to tick up. Rates lowest in 2 weeks with favorable inflation data nationally. 6.5% to 6.59%.
Hot Listings
I have been busy working on a project that will be coming to market soon. 20 acres of ocean view organic farmland in Waiehu! I’m so excited to share Kuawa Olu with you all. Stay tuned!
If Kuawa Ola isn’t for you, here are 2 nearby listing that we at Hawaii Life also represent. MLS 407206 on Malaihi Road shares a neighbor and the same water flume that travels to Kihei from Waihe’e. This property has multiple rentals for income from 6 homes for over $11,000 and totals 34.7 acres for $2.75 million. As we discussed, this Seller (as many do) wants to see proof of funds from any buyer for showings.
Want closer to the beach? Lower Waiehu Beach Road has MLS 406777. 5-bedroom home with 2-bedroom ohana across street from the ocean. Great 2 story home has been a successful investment property. It would also be a great owner-occupied home offering easy beach access for nearby surfing, fishing, strolls. Close to everything in town. It’s a great area.
I am here to go over latest figures and discuss your plans for Real Estate on Maui.
