Purchasing a Maui Vacation Rental? 3 Reasons to Call Us First!

Are you interested in purchasing a Maui vacation rental property as your next investment? If so, I’d be honored to interview for your services today — I truly specialize in representing Maui buyers and sellers on these types of properties. I bring a number of compelling aspects of representation. Today, I want to share three of the most prominent ones with you here.

#1 I have successfully represented many buyers and sellers of Maui Vacation Rental Properties. If you want help purchasing or selling a Maui vacation rental property, I am very experienced in this niche market.

As a 23-year-old, I started my real estate career in 2006 at the top of the roller coaster looking downwards in terms of market cycle conditions. Hawaii operates on about a 7-10 year full market cycle (currently, we are seeing an abnormally long cycle of appreciation). I worked prominently with my dad for the first half of my career (living in Haiku and specializing in sales on the North Shore and Upcountry), but decided to make a change by branching out on my own and moved to West Maui in 2011.

I met my wife shortly thereafter and began selling many vacation rental condos. To date, I have sold 192 properties island wide with a total sales volume of almost $130M which I am proud to share makes me the #1 selling Broker in The State of Hawaii (age 35 or under).

I usually am representing at least several seller clients on vacation rental properties and feel free to check them out here JeremyStice.com

Here are some blog posts that I have authored which pertain to this and you may find helpful:

The two blog posts entitled Earn a Part Job in Hawaii by Purchasing a Vacation Rental Property and Purchase a Hawaii Investment Property Before You Turn 40 were especially appealing to a number of recent younger clientele that I assisted this year with purchasing a Maui vacation rental.

The most recent buyer stats according to Title Guaranty Hawaii which very much parallels my personal experience.

My typical clientele for these types of properties lives on the West Coast (although I do represent a strong contingent of clients from Texas as well), typically owns multiple properties around the U.S. and is about 55-60 years old.

However, this year I assisted a young man named Eric Anderson with purchasing a Maui vacation rental. His investment property is located at The Honua Kai Resort and Spa which you can now rent at https://www.vrbo.com/1111858. At 28 years old, Eric officially just took over the title of the youngest owner at Honua Kai from my wife and myself. We couldn’t be happier and more proud of him! More on Eric’s journey to success here.

The Honua Kai Resort and Spa in the foreground and the Mahana at Kaanapali on the upper left (the two towers right on the ocean). I have represented many buyers and sellers at both of these resorts and currently operate numerous vacation rentals at each resort.

Eric reached out to me via the web after reading several of my articles. I have helped him to optimize his investment numbers by providing direct expert guidance for him to manage his own property. We shared many of our recipes for success in the Maui Vacation Rental based on our experience of running a portfolio of 14 top performing beachfront rentals in Kaanapali.

Another client from this year- Steven and Stephanie Lopes are in their early thirties. I represented them on their purchase of an original condition (aka hideously ugly albeit the location and view is stunning) direct beachfront vacation rental at the Valley Isle Resort in Kahana. They did an incredible and very cost effective job in remodeling the condo. Once again, I shared our expertise on the rentals before and after the closing and they are now crushing it on their property. Check out Valley Isle Resort #810 here.

#2 We own a short-term vacation rental investment property on Maui and have gone through the process of purchasing a Maui vacation rental ourselves.

In 2014, we decided to further invest in Maui and purchased Hokulani #833 at the Honua Kai Resort and Spa in Ka’anapali where I have represented many buyers and sellers on their transactions here. Since we live right up the road from our property, we use it very little and really focus on renting it out as much as we can.

The lanai view from Hokulani #833 at Honua Kai, our personal investment property. Stay and play at #833 here today.

As owners, we are in tune with many of the intricacies of purchasing a Maui vacation rental: the financial aspects (short-term and long-term), the sense of community and politics involved in condo ownership, and are up to date with current laws and/or regulations that affect the ownership experience.

Being owners ourselves we help provide guidance to optimize their investment in every regard while still promoting the most enjoyable aspect of ownership- Having your OWN HOME ON MAUI.

#3 Purchasing a Maui vacation rental property can be a very profitable investment. We run a very successful vacation rental portfolio of properties through Hawaii Life Vacation Rentals.

My wife Megan runs the daily operations of our portfolio of 14 top performing beachfront rentals in Kaanapali and I serve as the owner- liaison, the director of marketing, and team leader for our team which also now has a rental in Kihei (Koa Resort 3M) and another in Maalaea (Maalaea Kai 205). We are in the process of aggressively expanding so please reach out to me directly if you are interested in what we have to offer.

The most common concerns prospective buyers have about purchasing a Maui vacation rental are: excellent maintenance of the property, profitability, and guest experience- we transcend our competition in all of these areas. We offer full-service management at very compelling rates. When I say full service, the extent of many of our owner’s involvement is to simply collect their monthly check although several of them do choose to collaborate with us in various marketing endeavors or what have you.

Maui Kaanapali Villas E-292 is one of the newest properties in our portfolio. This property has been extremely hot since we first launched here and check out why here. MKV E-292 rental site here.

A great example of this is the beautiful description that Patrick and Shannon wrote on their beautiful condo which is brand new to our portfolio at Maui Kaanapali Villas E-292 which we are immediately knocking out of the park for them. Patrick and Shannon had this property under contract for over a full year before finally closing on it- it was an incredible unprecedented experience that I will detail in a later post.

We have a strong relationship with all of our owner clients based on trust, respect, and mutual success. We have some of the very strongest net rental income figures in the industry, raving reviews across our portfolio, and our owners are extremely pleased with the excellent condition that their properties exude.

Whether you choose to work with our VR team or not — as your exclusive buyer’s representative, I will always educate and provide you with the resources so that you can make the decision that is best for you.

I am very proud to be your father and to see your success. You came in to the business at a very tough time and we suffered through a lot of short sales and foreclosures together. You made a great decision to work the resort market and your vision about starting a vacation rental management business with Megan has turned out to be brilliant.

The best part from a father’s perspective is to observe your ethics and how you conduct business. You can’t buy a reputation, you have to earn it and you are doing a great job with your incredible wife !
