Maui Meadows Home with Cottage Offers Kihei Bed & Breakfast Opportunity

There is no neighborhood on Maui like Maui Meadows – with its diverse, aged growth, meandering hillside, and oversized lots (one of the only Kihei neighborhoods where half-acre lots are the norm rather than the exception), it towers above Wailea, Maui’s most opulent beachside resort.

7 Bedroom Maui Meadows Home with Cottage

My newest Maui Meadows listing (I have two with a third in escrow) is a unique home amidst a most unique area. 745 Kupulau Drive is a 7 bedroom/6 bath home with more than 5,400 square feet of living space in an established South Maui neighborhood where 3 to 4 bedrooms (2,500-3,500 sq. ft.) is the norm. There is also a permitted and legal care-taker or rental cottage on the property, which spans a half-acre plus.

The home flows beautifully through two levels introduced by a two-story foyer and grand oversized staircase that gently spirals to the second level. There is a massive great area, tellingly identified on the circuit breaker as “Entertainment Room” and bringing to mind elegant grandeur in its previous life as a Retreat. A sparkling, 15,000 gallon pool with cabana-styled shading, and cooking and entertaining center enhances the vibe.

A detached, neatly-appointed cottage sits privately and unobtrusively in a corner of the half-acre-plus lot, which aptly reflects the area’s abundant, lush vegetation.

Eight years of rental tenants may have worn some of the surface luster of 745 Kupulau Drive, but fine detail in its interior design and access options will inevitably inspire its future owner’s vision, whether as a residence or something more. Either way, leave plenty of time to take it all in.

Kihei Bed & Breakfast Opportunity

Just listed at $1,695,000 – making it the lowest priced per square foot of the 21 active listings in Maui Meadows – the home is drawing a flurry of attention from prospective B&B owners-operators, who have taken note of new Maui County legislation that finally enables and facilities a logical and sane permitting process in Maui County.

Though the home is not currently permitted as a B&B, it meets all of the criteria listed by the county; as always, I advise your due diligence. The seller is considering completing the process, which may or may not affect the price.

The interior space allows for several private living spaces, as it is configured now for its occupying tenants, or can be opened for a more traditional flow of a large family home.

The property has performed extremely well for its owner of eight years, who has not slept a night at the home – it was purchased specifically to generate strong monthly income. It nets $6,300 per month income from a master tenant, and rents have not been raised in more than five years.

160 Kaimanu Place is the only other home spanning 6,857 sq. feet or more of the 21 homes listed in the neighborhood. It’s listed at $8.9M and features panoramic and unobstructed ocean vistas of the crystal blue Pacific (MLS# 354644).

Maui Meadows Sales Statistics

At the epicenter of what has become, in recent months, a heating Maui market – that has seen 153 homes go into escrow in the last 60 days – Maui Meadows is scorching: six new escrows have opened in the last 60 days, a pace that hasn’t been seen in several years.

Homes in Maui Meadows range from $700,000 for a fixer near the bottom of the neighborhood to $8.9 for a 6,857 square foot home on 2.23 acres in the Kaimanu Estates, a hidden, gated neighborhood within the Maui Meadows neighborhood.
