Mākaha – A Gem Worth The Drive

A hard-to-answer question I’m occasionally asked is, “What is my favorite part of O’ahu?” Hmm… I have very fond feelings for the North Shore where I first learned to surf. And since I’m a little lazy when it comes to shopping and have spent many more hours in vehicles and traffic than the average person, I love the convenience of living in East O’ahu. But for some reason, I really enjoy the Westside of O’ahu. So much so, that I would not be surprised to eventually find myself owning a home and living there at some point.

And if you are looking for a place to live, either as a primary residence, vacation home, or investment property, Mākaha offers a handful of attractive options. For waterfront condominium living, there is the Mākaha Shores Condominium. It offers studios to 3 bedrooms, and units generally sell between $150k and low $400k. There is also the Mākaha Beach Cabanas, which offers 1 bedroom units that usually sell from low $200k to mid $300k. Lastly, there is the Mākaha Surfside. This property offers studios and 1 bedrooms, and prices range from $90k to $200k.

If you prefer to live in Mākaha Valley, a great option is the exclusive, gated community of Mauna’olu Estates. Most homes beyond the gates are located on 1+ acre lots, which offer an abundance of privacy in this tranquil setting. Inventory is currently low for single family homes, but here is a current listing. However, there is a new CPR under development that is offering smaller cottages. Available listings can be seen here. Another gated community in Mākaha Valley is the Mākaha Oceanview Estates. This community is a mixture of townhomes and single family homes. Single family homes usually sell from low $600k to mid $700k, and townhomes sell in low to mid $200k.

Other options are the Makaha Valley Towers as well as the Makaha Valley Plantation. The Towers is largely comprised of 1 bedroom units, and the Plantation is almost all 2 bedroom units. Both these properties, along with the Surfside, were commonly used as vacation rentals until the county started enforcing the law in late 2019. Since then, many have been listed for sale. The Towers has a “resort” feel to it, and units often sell for high $100k to mid $200k. Plantation units generally sell for high $100k to low $200k.

Important To Know

Property value in Makaha has appreciated quite significantly since the last economic downturn. A part of this appreciation was due to the expectation of a Tiger Woods designed golf course being built in Makaha Valley. However, in February 2020, the developer, Pacific Links International, put the land up for sale, citing difficulty in moving capital out of China. Given the coronavirus outbreak and recent economic downturn, it is uncertain when, or if, this course will be completed.

Save the West Side for the locals. Kapolei is already a mainland-like circus. Stop gentrification.
