What Makes The Koolani Condominium The Best Value In Kakaako?

It has one of the lowest price per square foot of any of the newer “luxury” condominiums in the area. For example, in comparison to Waihonua next door where the typical 2 bedroom is just over 1000 square feet and the average price per square foot is $1069, the sold price per square foot at Koolani is only $901 with the average square footage of the sold units being over 1100 sq feet. But Waihonua is newer, that’s true. So let’s look at Hawaiki Tower, built in 1999. Units there sell for on average 1028 per square foot. Maintenance fees are lower, but the units are small, and there are very few amenities.

Koolani, on the other hand, has an amazing pool deck and hot tub, 6 BBQ areas, 2 tennis courts, a private theater, billiard room, business center, and party room. And there is a full-service fitness club and spa in the building that offers fitness classes and spa services rather than just fitness equipment that residents can join at a fraction of the cost to the public. The staff is friendly and efficient, the lobby is elegant and there is ample guest parking. Add to that the average maintenance fee is less than .90 per square foot and you have yourself a real bargain. Located just outside of Howard Hughes’ new Ward Village community, this building has it all.
