In June I wrote that Kohala Ranch homes were selling, one of the strongest segments in Kohala Coast real estate. Since I wrote that post, not only did the four homes that were in escrow all close, but a fifth sale was also reported, and two more residences are showing as contingent now.
Fortunately, there are a couple of attractive new listings, with an appeal to different segments of the Kohala Ranch buyer population.

Kohala Ranch Meadows Homes Under $1.5 million
The most recent sales fall into two categories. The first cluster are homes in the comfortable elevation of the Meadows section, with big ocean and coastline views, three bedrooms and 2,000 – 3,000 sq ft of living space, and careful planning to minimize utility and landscape maintenance costs. These homes have a lower environmental footprint and sell in the $1 – 1.5 million range, “affordable” by Kohala Ranch standards.
New listing in Kohala Ranch has 3 bedrooms, 2-1/1 baths and ocean views from almost every room. Asking $1,250,000.
Currently, the lowest priced listing at Kohala Ranch, the home on Maki Way fits into this category with grid-tied solar panels reducing the electricity bills to standby cost except maybe in the hottest months if you use air conditioning 24/7. And by selectively landscaping for abundant tropical color around the home, while leaving most of the three acres natural, expensive Kohala Ranch water consumption is also minimized.

Large Estate Homes at Kohala Ranch – Resort Living in the Country
Four of the Kohala Ranch residences sold since the effects of the Covid-19 pandemic were felt on the real estate market are larger homes on acreage, with the features that buyers are looking for to be able to live, work and play as a family from home, including home offices, exercise rooms, and private pools.

The largest estate home in Kohala Ranch has 6 bedrooms plus a separate caretakerʻs suite, pool and spa, exercise room, lighted tennis court – over 8,000 sq ft of living area. The views are of the ocean and sunsets of course, plus the trio of Mauna Kea, Mauna Loa, and Hualalai mountains. With most furnishings included, you could close quickly and move right in.
