Hawaii Resort Lifestyle Properties Outside of Resorts

My clients have vacationed every year at one of the luxury beachside resorts that Hawaiʻi Island is known for. But now they are looking for properties that offer the resort lifestyle outside of the resorts. They seek privacy when they are in residence, and an estate-quality vacation rental when they are away.

Beach or rural-feeling acreage? Both are options for resort lifestyles on the Big Island. Here are my four top picks.

Oceanfront or Beachfront Resort-Style Properties in Puako

The premiere oceanfront Big Island property offering a resort lifestyle outside of the resorts would have to be the Honolaʻi Estate, which is actually resort-zoned allowing maximum flexibility in uses for the new owner. Luxury vacation rental? Weddings and special events? Private retreat for a family otherwise too much in the spotlight? It works for any or all of these.

Puako estate: 6 Beds/7.5 Baths, 450 feet of ocean frontage, asking $23 million (MLS# 601393)

At the far end of Puako Beach Drive, Nani Paniau is another self-contained resort lifestyle property on 7.45 acres including all parcels available for sale. Additional parcels offer possibilities for expansion.

Nani Paniau: 7 Bed/7 Full, 2 Half Bath. On 1.69 acres, but a total of 7.45 acres available for $27 million (MLS# 605147)

Kohala Ranch Mini-Resort: Kohala Coast Climate on 5 Acres

Not every family yearns to be right on the ocean. A bit of elevation afford a grander coastal view, and in the right location on the Big Island, that also means a view of four or five mountains. Kohala Ranch is a gated community just North of the resorts and the lower Heathers section offers a similar coastal climate.

The largest estate home in Kohala Ranch has 6 bedrooms plus a separate caretakerʻs suite, pool and spa, lighted tennis court, and boce court – over 8,000 sqft of living area. The views are of the ocean, sunsets, Mauna Kea, Mauna Loa, and Hualalai. Mainly used as a personal home, it has hosted many large events, including the Kahilu Theatreʻs Gold Concert series. Asking $3,750,000.

Upcountry Home on Acreage Above Kailua-Kona

My final pick for a luxury resort-style property outside of a resort is set on 90 acres on the slopes of Mt Hualalai in Holualoa above the town of Kailua-Kona. The main home has a lighted tennis court with pavilion, 2 spectacular pools, golf driving range, bocce ball court, pool house with BBQ area, and entry waterfall feature with koi pond.

There is even an imu (traditional Hawaiian underground oven) for your luau on the park-like grounds. A walk-in, temperature controlled wine room off the kitchen holds approximately 1,600 bottles. What about putting the acreage back into production for a true farm-to-table resort experience?

Estate with 3 Bed/3 Full + 2.5 Bath, a gracious 5,391 sqft on 90 acres offered for $14.5M (MLS# 295006)
