Kilohana Kai on the Big Island
The total number of remaining available developer lots is 44 out of the final phase of 82 released. We are happy to report 3 lot sales and 3 pending sales since January 1, 2018; though I do expect at least two more by the end of this month.
It is interesting to note that 5 out of the 6 sales were made to builders taking advantage of the increase in demand for new single family homes on the west side of the Island. The 6th sale was made to an owner who will be building a custom home for himself. I expect February to finish the month with at least two more sales, both to private parties building for themselves.
I anticipate these new homes becoming available within the next several months as these, and the previous spec homes started in the latter part of 2017, near completion. In talking with the various builders over the past year, the average size and range is approx. 1400 sq ft. to 1800 sq. ft. with prices ranging in the mid $500,000 – $650,000 with a variety in styles and finishes. It is exciting to have some fresh inventory!
