Kohala Coast Communities Keauhou Estates & Champion Ridge Are on Fire!

Keauhou Estates and Champion Ridge at Mauna Lani are hot, hot, hot! It’s not to say these two neighborhoods are so much alike that they are viewed by the same buyers every time, but…for the past several months as the prices have risen and inventory has shrunk, there are few high quality homes in a gated community in comparable price ranges. So…it stands to reason that if you are in the range, they will both be on the “short list” of homes to view.

Keauhou Estates: A Single Family Residential Community

Keauhou Estates is a single family residential development consisting of 138 properties in South Kona (five miles from center of Kona) in an area called Keauhou, which overlooks the Mauka golf course of the Kona Country Club. It boasts golf course and ocean views from Keauhou to Kailua Bay.

The homes in this private, gated community range from approximately $1M to $2.395M and there are still some vacant lots available priced from $199k – $525k depending on views and amount of excavation needed.

The HOA fees are $423 per month covering the maintenance of the gated area and entrance as well as the 24-hr manned guard station at the entrance. They do not have a clubhouse or pool, though most do have pools of their own. It is less than 3 minutes to the Keauhou Shopping Center and Sam Choy’s restaurant.

An interesting fact to note about Keauhou Estates is that recently the homeowner’s association voted in the right to rent your home as a nightly vacation rental! This is somewhat unusual for a non-resort community and has seemingly increased the values as well as interest in the community. My clients that are currently looking at properties ruled out the comparable and adjacent Bay View Estates due to the 30 day minimum rental rule in effect.

Champion Ridge: A Small 33 Home Gated Resort Community

Champion Ridge at Mauna Lani Resort has been somewhat of a sleeper over the past 3-4 years, but it’s waking up now!

With only one reported sale in 2012 compared to the four already recorded in 2013 and one pending sale, the cycle has taken a turn. There are four homes currently on the market priced from $1.7M – $2.7M and three available lots priced from $299k-$488k, the values are comparable to Keauhou Estates.

The HOA fees for Champion Ridge are $1,080 per month, which include the Mauna Lani Resort fee and Beach Club membership as well as discount on the two golf courses, spas, and restaurants. This is a resort community zoning, and as such vacation rentals are the accepted norm.

There are some ocean views, some gold course fronting views and lots of Kohala Mountain and Mauna Kea views from this conveniently located neighborhood. You can walk to the shops, grocery, hotels, Beach Club and, of course, the Golf Course and Club House.

This small 33 home gated community also has its own entertainment pavilion and 18 hole putting course. Another convenient feature about living in the Mauna Lani Resort is that it does allow golf carts on the streets..no speeding though!
