Kauai New Construction Opportunities on the South Shore

The South Shore of Kauai is the place to find the most new construction opportunities on Kauai. There are at least three newer neighborhoods where you can find large-scale construction and development, with model homes to view, which I will highlight below.

There is just something about a brand new house that is very appealing. Perhaps it is the smell, the freshness, or the symbolism of something unmarred and untouched. Or maybe it is the fact that in a new home, you know just what you are getting and typically have a builder’s warranty to back it up. You can rest easy knowing there won’t be any immediate issues with the roof, heating and cooling system, or other big ticket items to repair. Perhaps it is the energy efficiency and cost-savings that are an advantage of a newer home. Unlike driving away from the lot with a new car, purchasing a new home has a definite upside. There are only so many newer construction homes available on the market at any given time. And most people don’t have the time, skill set or money to fix up an older home and deal with issues like deferred maintenance, so a new home is so attractive to many consumers. This also will serve you well when it comes to resale.

Like most housing in Kauai, there is a limited supply of new construction homes on the market. But, these projects offer some very appealing options for buyers. Here are the statistics on the newest developments being built on the south shore of Kauai right now.

Condominiums in the Brookfield Homes new construction development, Pili Mai, are selling in the highest quantities of all new construction projects on the south shore. Buyers appreciate the close proximity to Poipu Beach, Kiahuna Golf Course, and Poipu Shopping Village. Amenities on site include a resort-style pool and clubhouse. Some of the condos have small yards, and the development is pet-friendly, but the grounds and exteriors are all covered by the monthly HOA dues, which are currently $609/month. There are variations of six different floor plans for buyers to choose from. Each home has a garage and air conditioning. Hello, just wanted to inform you that we had a great vacation at Marina de Bolnuevo in August of this year. We flew into San Javier and hired a car from the airport for the short drive to Bolnuevo. The beaches are perfect, most of them awarded the Blue Flag. The restaurents were great, with paella on the beach a must and managed a day on the nudist beach there. Very liberating. We also visited the Big Guns, The Roman Mines and the Sand sculptures. Will be returning there again in 2018. Thanks for reading Nikki.
