Kauai Home Sales Surge 87% in June! | 2025 Mid-Year Market Update & Price Trends
How’s this to start us off – 43 homes sold in just the month of June of 2025 compared to 23 homes in June of 2024!
Kauai’s residential market got a nice boost this last month and it’s showing in the numbers. We’re looking at Kauai home sales for the first half of the year and comparing that to this same time last year. Let’s start by looking at the number of sales.
Island wide there were 198 sales compared to 180 last year, a 10% increase. The South Shore is on fire with a huge 55.32% increase in sales going from 47 last year to 73.
The North Shore is down -37.50% at 30 sales this year down from 48 last year. Lihue was also down, going from 19 to 16 a -15.79% decrease.
It was a welcome surprise to see that in the month of June we closed on 43 homes island wide compared to 23 last year. The days on market were shorter at 65 compared to 88 in June of 2024 and the sold price to the original list price was at 92.63% compared to last year’s 93.27%.
That is a significant increase in sales! Buyers had been moving towards condominiums and are now swinging back to homes? We’ll keep an eye on that!
For now, let’s look at the Median Prices.
Island Wide the Median Price is down -18.73% from $1,415,000 to $1,150,000.
The South Shore was way up in their number of sales and their Median Price is telling the story why; there is more affordable inventory on the South Shore, at least for now there is.
The Median Price on the South Shore is down -19.81% at $1,295,000 compared to $1,615,000.
The North Shore is basically even going from $2,416,000 last year to $2,428,750 this year.
Lihue had a nice 14.03% bump in their Median Price from $980,000 last year to $1,117,500 this year.
