Kauai Condominium Sales Year To Date of March 2022 vs March 2021

Aloha! It’s February 2022 and in this video we’re taking a look at Kauai condominium sales and how they did last month compared to a year before. So here is where we sit today: tourism opened back up in early April of 2021 and we’ve had 10 months of constant real estate activity in the vacation rental condominium market. The lack of inventory is starting to show up in the condominium sales figures just like we’re seeing in the housing numbers.

Condominium sales are picking up speed. In March of 2022, days on market (DOM) was at 38 compared to March of 2021 which was 82. Interesting condo fact: Kauai condominium median prices are at 100.5% of the sold price compared to the original listing price. This up from 96.4% a year ago.

The median price for a condominium on Kauai increased 47.37% from $475,000 in March of 2021 to $700,000 in March of 2022.

Each condominium complex marches to the beat of their own drum in regards to the prices and the number of sales.  Every condominium complex should be looked at individually after taking in the overall number. Call me to do a deeper dive on what you are interested in.
