Kauai Condo Market Update May 2025 | Sales Up, Price Shifts by Region, Negotiations Increase

The Kauai condominium market has had one extra headwind to deal with on top of what I covered in my home sales video.

Those headwinds are: stock market volatility, global tariff impacts, and the steady drumbeat of negative news which haven’t made it easy for sellers. And this segment of the market was just starting to recover from a year marked by insurance hikes and special assessments.

That said, the Kauai condo market deserves credit—despite everything, both sales and prices are trending up.

Let’s start with the number of sales which increased. 

• Island Wide sales were up year-to-date by 10.64% from 94 last year to 104.
• South Shore had a 26.92% gain at 33 sales from 26 last year.
• North Shore had an even bigger 45% gain from 20 to 29.
• Lihue was even selling 27 condos both years.

The activity in just the month of April will show the negotiating on sales prices that were happening in February and March.

While the number of condos that sold was up there clearly has been some negotiating on pricing.

This April 28 condos sold compared to 26 in April of 2024. 

The days on market increase from 60 to 84 and the Sold Price to the original list price, meaning before the Sellers did any price improvements, was down at 89.93% compared to 95.66% last year.

Let’s take a look at those Median Prices.

• Island Wide, we’re up 16.35%, going from $795,000 last year to $925,000 this year.
• The South Shore had a solid 13.40% increase, moving from $970,000 to $1,100,000.
• The North Shore, on the other hand, saw a -14.22% Decrease, dropping from $1,385,000 to $1,188,000.
• Lihue had a Decrease too—down -15.41%, from $558,000 to $472,000.
