Nestled along the rugged Keauhou coast, Kanaloa captures the hearts of those seeking a retreat that harkens back to old Hawaii. Its location between the notable Kona Country Club and picturesque Heeia Bay, with the captivating waters of Keauhou Bay just a stone’s throw away, makes it one of the most well-positioned properties in the Keauhou area. Perched on the water’s edge, the complex offers sweeping views and access to miles of coastal trails, a perfect setting for leisurely walks and memorable whale watching adventures.

The property prioritizes safety and peace of mind with both a secure gated entrance and 24-hour guard stand. In a region where many gated communities enforce strict minimum 30-day rental policies, Kanaloa stands apart by offering flexibility for owners to set up shorter-term rentals. In fact, the resort-minded private community holds a remarkable reputation for advantageous short-term rental opportunities.

The Kanaloa complex encompasses an expansive 16 acres of lush vegetation, including plants, grass, and swaying palms, imbued with the ambiance of an all-inclusive resort. Originally built in 1980, Kanaloa offers a charming glimpse into the essence of old Hawaii while incorporating modern updates across its 37 buildings and 166 units. Many units have undergone recent renovations with state of the art updates. It’s worth noting that units closer to the ocean are more likely to have undergone such renovations. However, this rule does not apply to all properties, presenting an ideal opportunity for prospective buyers to design their modern dream space.

Within the estate’s 166 units, a significant portion, 75 units, are dedicated to investors, highlighting the community’s substantial investment potential. Additionally, 12 units serve as primary homes, catering to those seeking a permanent residence on the island. The layout of the three-story buildings ensures low density, with each building housing only 4-6 units, fostering a sense of privacy. The units themselves vary in size and style, ranging from one to two stories, with some featuring lofts. The floor plans across the property are varied, reflecting the era in which the buildings were originally constructed. For instance, some units showcase rare Koa wood kitchen cabinetry, serving as a testament to the historical significance of the property’s construction period.

One common concern for property investors is parking availability, but at Kanaloa, this is never an issue. Every unit has its own covered parking space, quite a rarity on the islands. Furthermore, ample guest parking is available to accommodate visitors. To address storage needs, additional hidden storage spaces can be found in the carport area, offering a practical solution for storing personal belongings.

Kanaloa strikes a harmonious balance for investors and part-time residents. Half of the units are dedicated to vacation rentals while the other half exude a welcoming second-home ambiance. What makes this property truly unique is the sense of community that emerges over time. There is not only the pleasure of seeing familiar faces and returning neighbors year after year but also the excitement of meeting newcomers at any given moment.

Homeowners’ Association fees typically range from $1500 to $1700, ensuring the smooth operation and maintenance of the property’s shared amenities and common areas. Basic cable, internet, pest control, water, sewer and trash services are all included in HOA fees.

Castle Resorts serves as the on-site property management company at Kanaloa. However, owners have the flexibility to select a different management company or self-manage their units. Those who wish to offer their unit as a vacation rental have the option to list their property on Castle’s website or set up their own arrangements through rental platforms.

First of all naming a resort or any real estate after a Hawaiian God or Goddess is a terrible idea, disrespectful and tone deaf. Secondly this is a slap in the face to the residents of this island. The HOA monthly fees are more than most of our rental rates monthly. There’s no mention of it being a viable option for any local full time residents because it’s not an option for 99% of us. Lastly, this article is ridiculous for claiming that the units of Kanaloa are “authentic old hawaii charm.” Maybe in a parallel universe that’s true but in this universe pools, gated security, rental rates so high that no residents can afford to live there let alone the Kupuna being able to retire there and your Calum of old time Hawai’i charm makes you sound higher than if you were on top of Mauna Kea with all the Coke you can afford to blow. What a ridiculous article and site, Hawai’i Life, what a joke as you’re not about Hawai’i Life but American luxury life in the Hawaiian Kingdom that is illegally occupied by the United States with no treaties even giving the US rights to this land. Shame on you for being a part of the problem instead of part of the solution. Cowardice points go to the author for not even posting their name but we have to post our name and email to write a comment.
