Since posting my Kahala condo July 19 blog, three more condos have come on the market in Kahala.
1. Kahala Towers
Kahala Towers B1201 is a 3 bedroom/2 bath with 1,368 sq. ft. interior listed at $638K (MLS# 1208161). Incidentally, Kahala Towers A702, listed at $399K – (MLS# 1208009) – that I mentioned in my previous blog went into escrow in 6 days.
2. Kahala View Estates
Kahala View Estates #21, is a 3 bedroom/2.5 bath with 1,678 sq. ft. interior listed at $740K (MLS# 1208355). This secluded and quiet project, located on the slopes of Kahala Valley, is gated, has guest parking, a tennis court, and a pool.
Kahala Mall, restaurants, public transportation, beaches, parks, and access to Hawaii Kai or Downtown is just a short distance away. This condo has a renovated kitchen, multiple decks (some w/a peak of ocean views), and is well-cared for by the current owner – very seldom on the market.
3. Tropic Gardens 1
Tropic Gardens 1, #154, is a 2 bedroom/1.5 bath with 1,032 sq. ft. interior listed at $455K (MLS# 1208387). It was previously listed in December, 2011 at $487K, underwent two price reductions down to $459K, and sat on the market at that price for 3 months until it was withdrawn in May, 2012.
It has a nice position in the complex, though one issue possibly affecting the sale is that the downstairs bathroom was changed from full bath to a half bath. On the other hand, Tropic Gardens 1, MLS# 1207802 (two bedroom/two bath) came on market July 9 for $460K and went into escrow in 10 days.
