June Home Sales for Big Island's Waimea (Kamuela) Show a Strong Month

June was an active month for home sales in the Big Island’s town of Waimea (Kamuela) with a total of 13 home sales closed last month. It is interesting that Waimea had a strong month, while nearby Waikoloa had slow home sales in June with only 4 sales. In looking at the number of sales between wet and dry side Waimea, the dry side out sold the wet side with 7 sales compared to 6 sales on the wet side.

Here is a look at the sales last month:


There was a great deal of activity in new homes coming on the market in June with 15 new listings appearing last month in Waimea. There was also some activity with homes going into escrow, or homes going contingent, with a total of 7 last month in that category. Some quick math shows that the June real estate scale would have added homes into the Waimea market place.

Also adding to the inventory, were two homes that came back onto market—one that had been in escrow since January fell out, and one that had been withdrawn was put back on the market. I’ll be back again next month to take a look at July home sales.

Aloha Pat – can you tell us more about the $1M+ sales? It seems so crazy that in such a small town we can go from a low of $220k to a high of $1.6M in one month of sales!!

@Katie, That is one of the amazing points of Waimea real estate, it’s a very diverse town. The home that sold for 1.6 million is know as “Clint Eastwood’s Sister’s Home” and it was not even listed on the mls – the owners were approached with an offer they couldn’t refuse! And here you see the sale reported along with the other MLS sales for the month. That home is a unique ranch home at the curve of Mana Road which is a very desirable area although it is a fairly short road and so limited in the number of homes available.
