Insights Into Kauai Housing Real Estate: Year-to-Date April 2024

Home sales on Kauai continue their upward trend, the numbers just keep getting better every month. I had hoped by now that interest rates would have softened a bit more, they have not but this is not stopping the Kauai housing market. We’re looking at the first four months of this year and comparing that to the same time last year. The number of sales are up by 37.08% with 122 homes sold year to date compared to 89 in 2023. The South Shore had sold 19 homes at the end of the first four months of 2023 compared to 32 this year a 68.42% Increase. The North Shore had a huge uptick in sales from 16 in 2023 to 35 this year a 118.75% Increase. Lihue was even at 13 sales for both 2023 and 2024.

Looking at just the month of April 2023 and compare that to April of 2024 there were 22 homes sold compared to 35.  The days on market are down going from 142 to 102 and the Sold to Original List Price, meaning before any price reductions were done went from 90.10% to 92.49%. The takeaway here is last month more homes sold, quicker and Sellers didn’t have to drop their prices as much as the year before

Island wide the Median Price went from $1,037,000 to $1,425,000 a huge 37.42% Increase. The South Shore is at $1,695,000 compared to $1,525,500 for the first four months which is an 11.11% Increase. North Shore had a slight 3.83% Increase from $2,022,500 at the end of April 2023 to $2,100,000 in April of 2024. Lihue had a 11.34% jump in their Median Price from $970,000 last year to $1,080,000 at the end of April this year.
