Whether the dream is one acre with a fenced yard for a garden and a pup or two, or the Hawai’i equivalent of forty acres and a mule, buyers who chose the rural North Kohala community of Hawi often are looking for a home on acreage. Luckily, despite the overall and persistent scarcity of listings, at the moment buyers have a variety of options matching different needs and dreams.

Today’s post focuses only on homes available makai (ocean side) of Akoni Pule Highway, the coastal road from Kona and the Kohala Coast into Hawi.

Homes on Acreage Along Hōʻea Road Near Hawi

This is true rural Hawaiʻi — in this area you will find a significant number of active farms, both commercial and “gentleman” style. You can sell your agricultural products at the Saturday Hawi Farmers Market or through the nearby Kohala Food Hub.

I already blogged about my new listing on Hōʻea Road, the five acre property with a small cabin and working community farm. Listed at $1,350,000, this is the most affordable of the area options. If a one bedroom cabin meets your needs, you are good to go here. If you envision a more substantial home, use the cabin for your visits while you build a primary residence (check with Hawaiʻi County for current rules about building multiple homes on ag-zoned land).

This property would also be suitable for creating an equestrian estate with a barn and pastures.

Home for sale on Hoea Road

55-370 Hoʻea Road has an established farm that has been providing food and education for the Kohala Community. You could lease to a farmer or farm yourself on this property.

A second nearby option if you are looking for acreage near Hawi already has two homes on a 6.8 acre lot, offered for $1,850,000. This seller chose to build a one-bedroom plus loft with wraparound decks as the main house, elevated to enjoy an ocean view. An additional two bedroom home serves as a long term rental for income. (Please note that Hawaiʻii County transient accommodation rental regulations may prohibit use of either as a short term rental). Live in one and rent one, or have both homes to accommodate extended family or a caretaker with plenty of privacy for all.

If 33 acres or even 5 acres with a farm seems like more than you are thinking to take on, another new option for a home on small acreage near Hawi is the listing on Kokoiki Rd with a 3 bedroom main home and 1 bedroom guest cottage set on two acres. Like the property I bought for myself, this one has macadamia nut orchards which are a low maintenance hobby farming option. Asking $1,600,000.
