Selling Advice

Home Staging – Get More at Closing

We are often asked by our clients if home staging is really worth it, even in a seller’s market? Yes! Home staging is always a worthwhile endeavor when it comes to selling your home. We believe in this so strongly that we provide the service of free home staging for all of our clients.

The Process of Home Staging

Create a Blank Canvas

You have decided to sell your property. Great! Regardless of what factors are motivating this decision, this can be an exciting and emotional time. Home staging is a great way to begin the process of emotionally detaching from your home. After all, you are now preparing it for its next owner. Begin by packing! When it comes to selling, less is always more. Start by going through closets and cabinets. Think about what items are important to you, or as decluttering expert Marie Kondo says, “what items bring you joy.” Pack up items you want to keep but don’t use on a regular basis, such as small kitchen appliances, extra handbags and the like. Donate or sell items you no longer need or haven’t used in the last year. Pack up personal photos and sentimental knickknacks you want to keep.

Clean up Your Space

What can you control as a seller, besides the price and terms? Condition. But how do you do that if you don’t want to spend thousands of dollars on renovations and upgrades? Professional cleaning, including windows and screens, can go a very long way, and won’t break the bank. You could even tackle this chore yourself if you have the time and wherewithal. Maybe in that process, walls and baseboards will be cleaned of knicks and marks. If not, painting is almost always beneficial. Nothing lends to a feeling of pristine condition like fresh paint.

Edit Your Furniture

You don’t live in your house the way you sell your house. Functionality is no longer your main concern — you want to create an airy, spacious environment in which people can envision their own stuff. Now is a good time to get rid of what you don’t want or need and think carefully about each item in your house serving a purpose.

Let the Staging Begin

Now that you have done the hardest work in preparing your home, it is time for the fun. At this point in the process, our team at the CJ Halladay Group shows up with our curated collection of accessories, furnishings, linens, and artwork to turn your blank space into a “model” home. Most of our clients enjoy this process and are proud of the way their spaces turn out after our team efforts. Some people even love it so much they feel tempted to stay! What we often recommend is that you try “staging” your next home long before you decide to sell it so you can enjoy the tranquility and feel of a cohesive and intentional design.

Before and After Staging

Here are a couple “Before” and “After” photos from our last listing project, a 3 bedroom condo in Lihue. It went under contract in just under a week and generated a ton of showing activity.

Call us if you are ready to try a fresh approach to marketing your home. We specialize in helping sellers maximize the value of their property.
