I last did a survey of Hawaii Island horse properties for sale in January. Several of those listings have sold, but fortunately, we have some juicy new listings with equestrian facilities to write about in this mid-year update. Most of these newly listed properties are outside of the horse-friendly gated communities like Waikii Ranch, Puu Lani Ranch, and Puakea Bay Ranch, so Iʻm going to focus on the non-gated options this time.
Horse-Friendly Properties For Sale in Waimea (Kamuela)
Despite Waimea, also known as Kamuela, being the center of cowboy country with several larger ranches among the most extensive cow-calf operations in the United States, smaller-scale horse properties are not always available for sale in Waimea. Right now there are several serious choices in town as well as at Waikii Ranch.
1. Puu Manu Place (MLS 614192)
With entrances off both Puu Manu Place and Mana Road, this agricultural property is pretty much “in town” Waimea. Views of Mauna Kea, covered lanai off the main house, separate guest cottage, fenced pastures, three-stall barn. Suitable as a horse property, or for farming with room for expansion.
2. 17.88 Acres of Pasture with Remodeled Home (MLS 629380)
Another horse-friendly property for sale right outside of Waimea town, has a larger acreage, currently in pasture, that would allow you to design your own facilities for horses. This 17.88-acre property has preliminary subdivision approval for three parcels, which would allow you to sell off one or more parcels to finance a new home with privacy from the road, or build farm and ranch facilities.
3. Home, Arena and 5 Acres – Purchaser must be Native Hawaiian on DHHL list (MLS 201830393)
This property has everything most of my equestrian clients would be looking for! A home with two master suites, high-end appliances, 4-stall barn, round pen and arena, with 5 acres of pasture, and only asking $850,000. The catch? Located on Department of Hawaiian Homelands, therefore it is leasehold and the buyer must be 50% Hawaiian descent and already on the DHHL list.
Horse-Friendly Properties For Sale on the Hamakua Coast
1. Hakalau Homesteads – Main Home, Additional Dwelling, Barn, Arena on 10.78 acres (MLS 623415)
The 1,000 elevation of this Hakalau property between Waimea and Hilo is a comfortable elevation for people and horses or other livestock and gives expansive ocean views. With a permitted additional farm dwelling, a part-time resident could have a caretaker on-site to manage the property.
2. Pauuilo Mauka – Home, Barn, Greenhouse, Farm Buildings on 5 Acres (MLS 630834)
Another Hamakua Coast option features a three bedroom main house plus separate guest quarters above the garage, greenhouses, farm storage, and a brand new barn. Pastures perfect for grazing a couple of horses. If you like to compete, this property is close to the County arena in Honokaa.
3. Kukaiau Ranch – Portion of a Historic Cattle Ranch with Former Manager’s Home (MLS 629371)
The historic Kukaʻiau Ranch encompassed over 10,000 acres on the Hamakua Coast on the slopes of Mauna Kea. This 29.42-acre parcel containing the original managers home, guest cottage, apartment over the garage, greenhouses, pastures, and a round pen for training your horses, could be a small working cattle ranch, or you could add facilities for your equestrian needs.
